1. Acceptance of Terms
By accessing or using Apopka Buzz, including viewing listings, submitting events, contacting us, or purchasing sponsored placements, directory listings, or related advertising services, you agree to be bound by these Terms & Conditions. Apopka Buzz is a registered fictitious name of VNI Ventures LLC.
2. Services
Apopka Buzz provides local business promotion, directory visibility, sponsored content, event listings, local content, real estate related listing visibility, home search visibility, and related digital advertising opportunities. We may update, modify, suspend, or discontinue parts of the service at any time.
3. Paid Listings and Advertising Disclosure
Business listings, featured placements, sponsored placements, and promotional packages may be paid advertisements. A listing, article placement, map pin, event promotion, or other paid visibility does not mean Apopka Buzz endorses, guarantees, recommends, licenses, certifies, or verifies the advertiser, business, product, service, event, property, claim, price, availability, or offer.
4. Orders, Payment, and Renewals
Paid advertising purchases are processed through Stripe Checkout. Pricing, package details, renewal terms, and promotional placement are described on the pricing page and at checkout. Free listing submissions do not require payment but remain subject to review. Monthly paid packages renew through Stripe until canceled. By submitting payment, you confirm that the billing information provided is accurate and authorized.
5. Advertiser and User Content
You are responsible for the accuracy, legality, permissions, and ownership of any text, images, logos, promotions, event details, real estate details, claims, links, or other materials submitted to Apopka Buzz. You grant Apopka Buzz a non-exclusive, royalty-free right to review, edit for formatting, publish, display, crop, resize, distribute, and promote submitted materials in connection with the site, directory, listing, event, article, post, or campaign.
6. Review, Editing, and Removal
Apopka Buzz may review, reject, edit for clarity or formatting, refuse, pause, remove, or request changes to submitted materials. Payment does not guarantee publication of content that is misleading, unlawful, infringing, offensive, unsafe, unverifiable, incomplete, or inconsistent with platform standards.
7. Scheduling, Placement, and Performance
Posting windows, listing visibility, map placement, category placement, social promotion, and sponsored placement timing are subject to editorial, technical, and operational review. Submissions may take 24-48 hours to be reviewed and posted, though timing may vary if corrections, missing details, technical issues, or operational limits apply. Apopka Buzz does not guarantee impressions, clicks, leads, rankings, sales, event attendance, search position, map accuracy, or any specific business outcome.
8. Events, News, Real Estate, and Directory Information
Event, news, real estate, business, address, hours, pricing, availability, and promotional information may be submitted by third parties or gathered from public, advertiser-provided, licensed, or permissioned sources. Real estate advertising may be submitted by agents, brokers, builders, landlords, or for-sale-by-owner sellers. Users should confirm important information directly with the relevant business, organizer, listing broker, agent, owner, public agency, or professional adviser, and may verify Florida real estate licenses through the Florida DBPR license search.
9. Real Estate Platform Disclosure
Apopka Buzz is operated as a local media and advertising platform, not as the personal real estate website or brokerage website of any individual licensee unless a specific page clearly states otherwise. Apopka Buzz does not create a brokerage, agency, fiduciary, buyer representation, seller representation, property management, appraisal, inspection, mortgage, title, legal, or financial relationship with users by displaying home search information, paid placements, forms, links, or contact options.
Apopka Buzz does not broker, represent, verify, appraise, inspect, or guarantee any property, seller, buyer, landlord, tenant, agent, brokerage, sponsor, lead, offer, price, availability, showing, negotiation, financing, closing, or transaction. Listing information may change, be withdrawn, contain third-party errors, or become unavailable without notice.
10. Real Estate Advertising and Sponsored Placement
Sponsored real estate placements are paid advertisements for additional visibility. A sponsored placement may appear on the Real Estate page, in featured listing areas, or in related promotional surfaces. Sponsored agents, businesses, or advertisers may not be the listing broker, listing agent, property owner, seller, or exclusive representative of a property unless clearly stated. Any required listing broker attribution, brokerage identification, advertising disclosure, and real estate license information must remain visible where required.
Advertisers are responsible for complying with all applicable real estate advertising, fair housing, consumer protection, intellectual property, privacy, MLS, data-feed, brokerage, license, and professional rules. Advertisers must have the rights and permissions needed to submit property details, photos, logos, claims, contact information, and calls to action. Apopka Buzz may reject, edit, pause, remove, or relabel real estate content that is incomplete, misleading, noncompliant, disputed, or inconsistent with platform standards.
11. Leads and Contact Requests
If users submit a contact, showing, inquiry, advertising, or lead form, Apopka Buzz may route that information to the listing broker, listing agent, paid sponsor, advertiser, service provider, or internal review team depending on the page, placement, and request. Submission of a form does not guarantee a response, appointment, representation, showing, offer, approval, or transaction. Users should independently choose any real estate professional or service provider they wish to work with.
12. Official Feeds and Source Links
Some civic updates and event listings may be imported from official RSS feeds, iCalendar feeds, public agency feeds, advertiser-provided materials, user submissions, or partner feeds used with permission. Apopka Buzz does not scrape rendered third-party publisher pages for republication. Imported feed items are displayed with limited metadata, short summaries when available, attribution, and links back to the original source.
13. Refunds and Cancellations
Refund requests are handled at the discretion of Apopka Buzz unless otherwise required by law. If a campaign, listing, design, review, setup, or placement has already been scheduled, produced, activated, or published, refunds may be limited or unavailable. Subscription cancellations stop future renewal billing and may remain active through the current paid billing period, but do not automatically refund prior charges.
14. Prohibited Use
You may not use the site or services to submit fraudulent offers, unlawful content, defamatory material, spam, malware, discriminatory content, deceptive claims, impersonation, unauthorized images, or content that violates intellectual property, privacy, publicity, consumer protection, advertising, real estate, or other applicable laws.
15. Third-Party Services and Links
The site may link to or use third-party services, including payment processors, maps, email providers, social platforms, hosting providers, and advertiser websites. Apopka Buzz is not responsible for third-party sites, services, policies, availability, security, content, or transactions.
16. Intellectual Property
The Apopka Buzz name, site design, copy, layouts, graphics, and other site materials are owned by or licensed to VNI Ventures LLC, except for third-party marks, advertiser materials, and user-submitted content. You may not copy, scrape, reproduce, or republish site content except as allowed by law or with written permission.
17. Disclaimer of Warranties
The site and services are provided on an "as is" and "as available" basis. Apopka Buzz makes no warranty that the site, listings, events, maps, checkout, emails, files, or services will be uninterrupted, error-free, complete, secure, current, or suitable for any particular purpose.
18. Limitation of Liability
To the maximum extent permitted by law, Apopka Buzz and VNI Ventures LLC are not liable for indirect, incidental, consequential, special, punitive, or lost-profit damages arising from use of the site, submitted content, advertising performance, listing visibility, third-party services, or service interruptions.
19. Indemnification
You agree to defend, indemnify, and hold harmless VNI Ventures LLC and Apopka Buzz from claims, losses, liabilities, damages, costs, and expenses arising from your submitted content, advertising materials, violation of these terms, violation of law, or infringement of another person's rights.
20. Governing Law
These terms are governed by the laws of the State of Florida, without regard to conflict-of-law rules. Any dispute that cannot be resolved informally will be handled in the state or federal courts serving Orange County, Florida, unless applicable law requires another venue.
21. Changes to Terms
We may revise these Terms & Conditions from time to time. Continued use of the site or services after updates are posted constitutes acceptance of the revised terms.
